Xcodes installs latest Xcode then shows it as not installed

When downloading the latest Xcode Beta (27.0 Beta 4) on Golden Gate Beta 4, it downloads and installs fine, then after a second shows not instaled.

Trying to install it again then says its already installed.

• OS: Golden Gate Beta 4
• Xcodes: 4.0.5 (40)

couple of options to try:

hit refresh
delete any .app in applications or any .xip in application support/com.robotsandpencils.XcodesApp

OK did that, and on restart I got the following error.

Unable to install Xcode
The operation couldn’t be completed. (NetworkError.non200StatusCode(statusCode: 401, data: Optional(60 bytes)))

I switched Data Source from Xcode Releases to Apple, restarted, same error. Set it back to Xcode Releases and restarted. Same error BUT it now recognised 27.0 Beta 4 was installed
